PROJEX Design Build

My company was first established in 2009, after I spent 10 years working for Halliday Homes in Carleton Place. After Halliday was sold in 2008, I left the company and started Projex Design Build. We offer architectural design and project management services for new homes, cottages and renovations throughout the Ottawa Valley. Initially we offered our services working as consultants to other homebuilders and general contractors, however now our new office location will allow us a better opportunity to offer the same “open-book” approach directly to homeowners.

Our new office is located at 4692 March Road, right beside March Road Motorsports. As the lead designer and project manager for ALL projects, my job is to guide homeowners through the entire process of designing, budgeting and constructing their project to make it an enjoyable and stress-free experience. Our office is typically open by appointment, as during the day I am often out of the office on site visits and do not keep regular office hours. We are available evenings and weekends all year for appointments and we always do our best to accommodate our client’s schedule.

As with all projects, it starts with a design – and a budget. The key to our success is our ability to design a home or renovation project to fit within a client’s budget, and by eliminating the general contractor’s mark up on all materials and labour we can offer our clients maximum value.

The first step in our process is to complete a detailed site evaluation, which is FREE of charge. The site evaluation will allow us to determine any limiting factors and give us a sense of what environmental aspects we need to address and/or highlight in our design. From there, we begin by providing a preliminary design which is reviewed in detail before moving on to a final design.

Our design service includes everything you will need to complete obtain your building permit and complete the job, PLUS we will provide you with a projected construction budget. We do not have any model homes or “stock” plans, and over the years we have never built the same house twice. Our 100% custom approach is the only way to create a design that will suit our client’s needs, lot features, and most important – budget.

Once the design is finalized, our focus switches to Project Management. By hiring a professional project manager to build your home or renovation project you will maximize value, eliminate risk, and significantly reduce costs.

The financial side of the project is completely open book, with multiple quotes to consider for each part of the project. By eliminating the role of general contractor, the client will immediately save 12%-20% on the total construction cost.

This gives our clients much more flexibility with their budget, and opens doors to options they otherwise may not be able to afford. With project management, there are no “standard specs” for any part of the job. Our clients have access to limitless options for exterior and interior finishes and energy efficient building products that some general contractors do not offer.

As project managers we work on your behalf to negotiate all subcontracts and purchase agreements with material vendors, including warranty details and payment terms. We also look after all construction activity on site, with daily site inspections until the job is done.

We also give the client the opportunity to participate in the construction of their home by offering 3 different options for project management – Shell Erection, Partial Turnkey, Full Turnkey. A Shell Erection contract includes the excavation, foundation and services (well & septic OR sewer and water connection), and completing a weather-tight building shell that is complete on the exterior only.

A Partial Turnkey takes the project further along with all mechanical rough-ins complete (including hydro connection), and insulation and drywall completed inside.

Finally, a Full Turnkey is a fully complete home ready to move in.
